Cold Call Opener
"Hey, is this [Owner Name]? Hi, my name is [Your Name] β€” I'm a real estate investor in the area. I came across your property at [Address] and wanted to reach out β€” are you open to a conversation about selling it at all?"

Keep this under 15 seconds. You're asking one question. Let them respond.

If they say "maybe" or "depends"
"I totally understand. I'm not looking to pressure you at all β€” I just work with homeowners who want a fast, simple sale without repairs, agents, or waiting. Can I ask β€” what would need to be true for you to consider an offer?"

This question surfaces motivation without putting them on defense.

Qualifying questions (after initial rapport)
"Just so I can understand your situation better β€” what's your timeline looking like? ... And would you say the property is move-in ready, or does it need some work? ... Is there a price you had in mind, or are you flexible if the terms work for you?"

You need: timeline, condition, and price flexibility. These three determine if it's a deal.

Objection: "I already have an agent"
"That's totally fine β€” if you're already listed and happy with the process, I don't want to complicate things. My offers are for sellers who want to skip that process. If anything changes or your listing expires, feel free to reach out."

Don't fight this. Note the call, follow up when listing expires.
